6 Quick Apply Full-time 12 hours ago Full Job Description The Community Property Manager will oversee the day-to-day operations of the properties in their portfolio and coordinate all on-site compliance activities.
Community Manager will be responsible for the overall performance of the portfolio which includes direct oversight of the marketing program, financial performance, and personnel decisions.
The Community Manager reports directly to the Regional Manager.
Ensure adherence to all Departments of Housing and Urban Development, Fair Housing, Americans with Disabilities Act and Fair Credit Reporting Act and other laws related to leasing Remains compliant and knowledgeable in all aspects of the HUD 4350.
3 Handbook and attends training, as needed to maintain a current understanding of revisions in these regulations Develops responses to regulatory agencies with coordination of Compliance Department Notify Regional Managers to assist with interventions for tenants of concern Implements intervention strategies with Regional Managers and Compliance Department for tenants who are non-compliant with lease/compliance requirements Prepares all site REAC reviews, EHS violations cleared, Management and Occupancy Reviews (MOR), Investor Site Reviews, Low-Income Housing Tax Credit (LIHTC) Reviews, and perform annual and interim recertification reviews Monitors tenant and complex wide arrears and litigation cases with attorney updates and access letters (if applicable) Attend monthly arrears meeting (if applicable) Documents lease violations and coordinate evictions Directs collection of monthly rents and late fees, process applications and pursue delinquencies through legal action and eviction and monitors bad debt write-off.
Creates purchase orders for items that are not contracted and jobs that exceed $1,000.
00 Ensures timely approval of invoices in the AP account and in Yardi Monitors closing of POs and WOs in Yardi Collects W9's and COI's as needed Communicates with staff regularly (move ins, move outs, any emergencies, etc.
) Establishes expectations and goals for staff and evaluates performance Ensures proper staffing or coverage of the site Coordinates all site-specific aspects of payroll including the management of employee timecards Maintains scheduled office hours, condition of office and that all administrative assistant responsibilities are handled professionally Supervises and monitors completion of on-site tasks related to preventive maintenance, routine maintenance, and emergency maintenance; document, timely, in Yardi.
Directing and monitoring maintenance staff responses to requests for service and emergency repairs Consistently working to clear HPD violations (NY only) ECB/DOB violation clearing when applicable (NY only) Coordinates vendor bids and contractor quotes Works closely with construction team to avoid violations, for inspections, to obtain construction updates, and for granting necessary access Monitor budgets and ensure all purchases are completed within budget Requirements 2-5 years' experience in Property Management including managing people COS or CPO certification EIV experience Yardi experience preferred TCS certification Experience in Affordable Housing Good communication skills Microsoft Excel and Office Demonstrated ability to build relationships with staff members and the community Ability to multi-task and meet tight deadlines Fairstead is a vertically integrated real estate company specializing in affordable and mixed-income housing.
